1343 Turning an HMO into a glorious single-family home, N10
This is one of those dream projects on many levels. It’s a neglected semi detached house which has been chopped up and turned into an HMO with way too many, too small units. Not many original features remain so our goal over the next year or so is to turn this back into what it should have been all along – a single family house.

Scope
- VORBILD Stages 0, 1 , 2, 3, 4, 5, 6 plus coordinating the structural design and building control process
- Planning permission with Haringey Council granted for a single storey side and rear extension, changes to all windows and separately a new roof with new dormers this semi detached property
- Change of use from HMO to single dwelling, benefitting our clients with a reduced VAT rate
- Improved roof insulation, all new insulated external render, new timber framed windows, doors and roof lights, efficient wet underfloor heating and a brand new heating system have improved the EPC rating
- Total project duration 18 months, 12 months on site – completion expected late spring 2025
