Description
The property occupies ground floor of a mid-terrace house with some very charming architectural features on the front facade.
Challenging layout
The initial internal layout was quite awkward. The front of the apartment was occupied by a bedroom, the living room was located next to it, in the middle of the property. The rear was a kitchen-dining room with a bathroom in its top right corner.
Planning permission
Even that the foot-print of the property was not very large, we managed to introduce some significant layout changes. Moreover, we obtained a planning permission from Lambeth Council for an L-shaped extension (a rear and side extension).
Maximising small spaces
The master bedroom remained at the front of the flat. A good sized family bathroom has been added next to it. On its other side, an additional bedroom has been created, which opens onto a new internal patio.
The kitchen was in the end purchased from IKEA.
Some of existing storage space has been converted into an extra cloak room.
The back of the property is now a large kitchen-dining-living room.
Construction completed in 2020.
Scope
- VORBILD Stages 1, 2, 3, 4, 6 plus coordinating the structural design and building control process
- Planning permission from Lambeth council for a 4.5m rear and side wraparound extension was granted
- Improved roof and wall insulation and a brand new heating system have improved the thermal efficiency
- Total project duration 16 months, 7 months on site
