0788 – Grange Park family home extension

Scope

This detached house in North London is close to Enfield, located in a beautiful conservation area and has a lot of original features preserved as a part of the works, such as stunning stained glass windows and original timber floor.  The space at the back has been maximised thanks to changing the configuration of some of the rooms and by adding a side extension.  We also replaced all the windows on the ground and first floor for new timber double glazed sash windows – apart from two small ones on the ground floor and the two side windows which had original stained glazing.

Planning application with Enfield council

Following a successful planning application, we added a small side extension to the front of the existing garage, and also converted the garage into a habitable space – a gym – since there is ample parking to the front and also the side.  We reused the old garage entrance doors and placed them in front of the new side extension, which gives the appearance of the previous garage simply being a bit longer. In turn, this helped clean up the outside space and make use of the garage which until then had been rather forgotten. The garden facing area contains now a spacious and airy dining- kitchen room with a sitting area. Aluminium double glazed doors and full height panels have been installed to add a modern feel to this classic property.  Roof lights above the sitting area introduce more light.

The front extension to the garage, or side extension to the house, added a much needed ground floor guest WC but also a utility room, where we put the washing machine and dryer, boiler and still had space for a sink with storage units. A roof light adds light to this room.

The kitchen is made up of an L-shaped row of units, including some tall, pantry style cabinets, and a central island.  The cabinets are aligned around a Rangemaster hob fitted within an old fire place, and have a Farrow & Ball finish and a 30mm stone worktop and are supplied and installed by DeVol kitchens.

Retaining of the original style

The aim from the start was to retain the original style of the house, by retaining and where possible refreshing the original features.  The main entrance door has been retained, and the existing timber flooring in the corridor has been sanded – upstairs we replaced some of the floor boards, but again they have been sanded and stained. The stair spindles, handrail and steps were also redecorated.  The Front reception room still has the original brick fire place surround.

The floor on the whole ground level in the new open space area has been replaced with natural stone slabs laid in an ashlar pattern. Floor standing radiators of a classic shape has been installed in this section of the house.

Master bedroom and children’s rooms

The first floor features now two double, good sized bedrooms at the front, a family bathroom and a large master bedroom with ensuite and dressing area

The master bedroom benefits from plenty of natural light thanks to a large sash window. Plenty of built in storage has been created in the adjacent smaller room which is now a dressing room.

The children’s bedrooms are of a good size. Both have the original wooden flooring, which has been sanded down and painted white.

Preserving the classical look

Throughout the house, several original features have been preserved.  All windows were replaced with double glazed sash windows.
